This was a house that came to me through a referral. A family of 8 needed to relocate immediately to Tennessee for a job opportunity and needed to cash out quickly. I was immediately attracted to the fact that the house was concrete block constructed and that it was elevated off the road, so it never flooded. I also liked the 12,500 sq ft lot, inground pool and the 4-year-old $75,000-dollar solar panel system that came free and clear with the house. It had a 1-year-old septic system. Wonderful backyard with plenty of privacy. As I mentioned the family had 8 children, so the house was very well lived in.
After we completed our initial demolition, we power-washed the exterior of the house, the pool cage, and all the concrete areas. As a result, the house really popped. We chose house paint to match the same color that was previously there as it had a fresh look that we liked.
We then replaced the existing flooring with luxury vinyl plank and re-carpeted the bedrooms. The house had a fireplace which we elected the close off and set up for a future electric insert or a gas log set fireplace.
The house had 2 full bathrooms and a half bath downstairs for guests. We remodeled all three. with new vanities, fixtures, mirrors, and lighting.
The house had vinyl windows from a very good manufacturer which was a good feature.
We took the AC system and performed a full maintenance service on it including coil cleaning. All the ductwork was professionally cleaned and sterilized.
We updated the kitchen cabinets and installed all new stainless-steel appliances and light fixtures. We added a new sink and garbage disposal.
We changed out all the outlets and GFIs in the house and added beautiful ceiling fans.
We landscaped the property and added some new fencing. We added a security system that we conveyed with the property along with a Ring Doorbell.
Altogether it was a very lovely house, a nice neighborhood, and it showed really well when we finished it. Everybody was happy, from the buyers to the agent, and the neighbors.
